Reasons why you should have maintainable drainage in your basement!

This basement in Manchester was converted into an apartment back in 2013 after the whole building was renovated.

Unfortunately, the client and architect at the time both decided that it was not necessary to install a maintainabe drainage system, incorporating mechanical pumps to remove groundwater as the basement was dry. The contractor, who tried to argue the case for adding a pumping system in the event that circumstances changed with water table levels etc, was only instructed to install cavity drainage membrane to walls and floors.

The images below prove why it is so important to instruct a suitably qualified waterproofing surveyor at the design stage. The surveyor can advise on the risks and implications involved in not including the correct drainage system in underground structures.

Our CSSW qualified surveyor was asked to recommend the most cost effective solution to help get this apartment back into a dry, habitable space.

An estimate from the client to rectify this devastating incident has been approximated at circa. £18,000.

It would of cost around a quarter of that amount in the first place by incorporating a fully maintainable drainage system in the original waterproofing design.
